We have structured our services to ensure we provide the highest level of support from both the UK and Cyprus. This completely removes the issue of distance and ensures you get face to face assistance throughout the process.

The fact that we have already purchased our own portfolio in Cyprus means we can provide you with a full understanding of the pre and post purchase process.

Many people waste a large amount of time and money when purchasing property overseas. Our step by step process will help you through the process in the most effective way possible.

Step 1 - Point of Enquiry

Following your enquiry we arrange an appointment at a location to suit yourself or at one of our offices. We will document your requirements and provide you with an full overview of the purchase process.

Step 2 - Our “Guide to Buying Property in Cyprus”

At our next meeting we will present you with your “Guide to Buying Property in Cyprus” file. We have created this file from our own experiences in purchasing property in Cyprus in order to help you through each stage of the pre and post purchase process and to save you time and money.

Step 3 - The investment Trip

The next stage is to make arrangements for a visit to Cyprus. We will prepare a specific itinerary with you that suit your needs. Then we will arrange your flights and accommodation for your stay. Generally these trips last for 3 to 4 nights with the option for you to extend your stay if you require. We will arrange to either travel with you, collect you at the airport or meet you in resort. You can choose to stay in one of our exclusive villas if available or we can give you the option of a 4 star hotel.

We set the pace of this trip around the Cyprus way of life. Having already discussed your requirements before leaving for Cyprus we can spend time at your preferred locations and take time to get you familiar with the surrounding area. This means we will work smarter and have a chance to really sample the magic of the island. It is important that you experience this pace because this is the Cyprus way of life and something you will enjoy getting used to during your time here.

Step 4 - Securing your Selected Property

During your stay and once we have identified a property that best suits your requirements we will then revisit all the additional costs and explain the complete process.

In order to secure the property or plot of your choice you will only have to leave a small none refundable deposit of CYP2,000. This will then allow us to reserve your property and then start the preparation process of the creation of the contract of sale.

Step 5 - The Contract of Sale

This document will be prepared within 30 days of your visit. We will deliver this contract to you and in turn take you through the whole document to ensure it is fully understood.

It is designed to protect your investment and once placed with the land registry makes you the owner of the plot on which your property resides or where it will be built.

This document must then be signed and returned to ourselves within 30 days of the date of issue.

Step 6 - Financial Services

Your reasons for this purchase and how you intend to purchase this property is of course specific to each situation. We would of course be more than willing to assist in putting you in touch with your local Cyprus banks.

We are also able to provide you with contact information on the local banks and mortgage rates if you require this information, We also recommend that you speak with your independent financial advisor regarding this matter since Cyprus provides many tax and in turn financial benefits

Step 7 - Progress Reports

For our customers that have purchased an off-plan property we offer a full progress reporting service. We will prepare a written quarterly progress report that will also include 4 photographs. This keeps you fully up to date with the build progress.

Step 8 - Furnishing you Home

Since our commitment is to be with you all the way we will help you furnish your home. This can take the form of a complete furnishing service for your property, where you define your requirements and budget and we will purchase and install your furniture right down the tooth brush holders in the bathroom. We will then prepare a full inventory of these purchases which you could use at a later date for rental purposes if required.

The other option is to furnish your property yourselves. In furnishing our houses we have had many dealings with most of the shops on the east coast of Cyprus and will provide you with a list of the shops and our contacts.

Step 9 - Management and Maintenance Services

Once you have taken possession for your home you will of course require a range of services in order to keep your property in excellent condition. If your home in Cyprus is your permanent residence we can supply you with a list of the local service providers we work with in order to save you time in finding quality tradesmen. For our non residential customers we offer a full range of both management and maintenance services.

Step 10 - Rental Services

Through our management services we offer a full rental program for our customers whom wish to rent out their property. We will produce a single sided A4 size brochure for your property and advertise it on our web sites.
